Maintenance

Our contractors are not employed by Equinox Estates & Management. We only work with contractors that have been highly recommended to us by reputable agents or that we have worked with previously on other projects and can confirm their quality. All our contractors must have full public liability and professional indemnity insurance that will be checked yearly to ensure that it is valid.

REPAIRS

Landlords
It is the landlord responsibility to ensure that all repairs are rectified within a reasonable time depending on the level of urgency. The landlord must ensure the following;

– All repairs that affect the tenant(s) health and/or safety are resolved within a timely manner;

– Any replacements of items are of a like for like standard;

– Any contractors (not used by us) are fully qualified and are fully insured

Tenants
It is the tenants responsibility to ensure that the property is respected and well looked after. The tenant must ensure that;

– All appliances are used in accordance with the manuals provided;

– All maintenance repairs are reported;

– The property is left fully secured when unoccupied;

– Items such as water are switched off when the property is vacant for a prolonged period of time.

QUALITY CHECKING

Landlords

We always ensure that once a job has been completed that our contractors submit us feedback along with clear photographs. Once received, then a property manager will then request confirmation from the tenant along with any feedback which will be passed onto you along with all photographs. Depending on the scale of the repair, we may arrange for a property manager to attend the property and sign off any works that have been completed.

Tenants

Once a job has been completed, you will be contacted by a property manager who will seek feedback on the job. If you feel that the job has not been completed correctly or requires further work, then please do not hesitate to contact us.

INVENTORY UPDATE

Any repairs or amendments that are made to the property will be noted and a report will be generated and handed to the landlord, tenant and inventory company (if not our in-house service) to minimise confusion at check out.

OUT OF HOURS

Our hours of work are Monday to Saturday 8am to 8pm and Sunday 8am to 6pm. Should you have an emergency that occurs out of this time then we have a company that you can contact. You will be able to find these details within your tenancy pack. Please be advised that our out of hours team will only attend to emergencies; such as leaks, fire and/or instances that you are unable to access the property due to a faulty lock.
